Rates are continually changing, and the best rate today may not be the best rate tomorrow. For this reason, advertised rates may not be current when you see them. Before making any decisions, you should call a Mortgage Professional for up-to-date rate information.
Interest rates all tend to move in the same direction, but they don't all move at the same pace. Your bank or lending institution may, or may not, be offering the lowest rate available when you are in the market for a mortgage. Some people will go to a broker first to find a low rate, and then get their bank to match it. Problem is, when interest rates are trending down, the bank is not likely to keep lowering your rate - at least not at the pace of rate reductions elsewhere in the market. This is because banks profit from higher interest rates. When you deal with a broker, you can expect to receive the lowest rate in effect right up to your closing date.
